Does Landscaping Increase The Value Of Land?
Do appraisers look at things like fences, rock gardens, trees, shrubs, stone work, extra out-buildings, (Like barns or shops), lawns, ponds, eyesores (that may diminish value), pools, or greenhouses, to determine land resail value?

The short answer: yes.
The longer answer: to an extent.
If you have outbuildings, they will look at the condition of them as an improvement to the lot/land. As far as extensive landscaping, if you are just looking at it from a resale prospective, keep it simple and unfortunately, somewhat generic. If you build an elaborate garden that needs a lot of care, or have a huge huge lawn, that can be a turn off to potential buyers. But should not “hurt” the value as assessed by an appraiser either. They will be looking at the property as compared to other similar properties, and will make adjustments to the final value from the comparisons.

My experience on one house however was I strived to have the best landscape in the sub division. I spent several thousand dollars to accomplish this. But it still took me two and a half years to sell. Some young buyers couldn’t care less about the look of the yard. No it was priced low enough as well. Just don’t over do it.

Yes professional landscaping can add 15-30% to the value of your house. You will not lose money on investing in some landscaping. If you are trying to sell your house it will sell better if you have landscape features to compliment it.
Yes landscaping does increase home value when done properly. When we moved in to our last house the trees were unkept, the grass was overgrown, the yard had tons of leaves still on the ground that needed raking. We put a few thousand (maybe 2 or 3) dollars into the yard in landscaping stone, and lots of sweat into pruning the trees and shrubs and…. planted flowers and sold the house 2 years later for 10s of thousands more than we bought it for. Curb Appeal can mean a great difference to home buyers who are into their yard. But… don’t forget the inside of the house is also key to selling a house. Good luck! :>)
I have read that a well placed shade tree can add about $3000.00 to the value of a house hope this helps.
