I want to build myself a retreat at the end of my garden: A cosy summer house with possibly a wood burning stove inside. There’s currently a wooden shed there. My plans are to knock it down and build my summer house instead. What should I be aware of? And where do I stand in regards of Building Regs with the wood burner? Will I need planning permission to build the summer house?

safety first so make sure your summer house is fire proofed also site the stove on concrete or slabs very firmly if the s house is about the same size as yor shed i doubt if planning would be a prob

I would recommend that you check out the chimney requirements before going ahead with this. Draw a rough plan, with dimensions of your proposed woodburner layout, and take it to a supplier of suitable woodburner flue/chimney materials. These materials will be VERY expensive, probably twin-walled stainless steel with insulation between the ‘twin-walls’. Second-hand woodburners can be cheap to buy but flue/chimney installation costs can be a bit of a shock

I think you’d get away with it because there’s already a shed there – you are technically just rebuilding it. I’m not sure if Building Regs apply to a summer house because it’s really just a glorified shed, not a dwelling or work place, but for safety’s sake you’ll need a well insulated chimney and fire surround. I should go to the Citizen’s Advice Bureau – they are really helpful about things like that. If the summer house isn’t too big and your neighbours won’t object then I expect you’ll be ok.
